Yes. This is your home, not a property handed over to someone else. You block the dates you need in the calendar in advance and we simply do not sell that period. The earlier the dates are known, the smaller the loss in high season.
The fee covers all operational work: photography and copy, listings and promotion on the platforms, rate and calendar management, guest communication, check-ins and check-outs, cleaning between guests, linen and consumables, property condition control and monthly reporting.
Utilities for the property are paid by the owner.
We work under a management agreement with the exclusive right to list the property: without it, rates and the calendar cannot be controlled across all channels at once. The agreement runs for 12 months and may be extended.
In the event of damage to the property, FJORD, as the management company, initiates the damage compensation procedure through the platforms via which the booking was made (for example, Booking.com and Airbnb), in accordance with the rules and protection programmes in force on the relevant platform.
The report comes once a month: how many nights were sold and at what rate, where the guests came from, what the occupancy was, what was spent on upkeep, plus a photo report on the property. Platform payouts arrive in your account on the platforms’ own schedule, usually shortly after the guest checks in.
Then we earn nothing either — there is no fixed fee. That is why we make an honest seasonal assessment before we start and say plainly if the numbers do not add up.
During the visit we note what affects the rate: linen and towels, kitchenware, lighting, appliances and the details of comfort. Some properties launch exactly as they are; some investments pay for themselves within a month or two. You receive the list and the budget in advance, and the decision is yours.
No — most of our owners live abroad. The accounts are registered in your name, access is granted online, you see the condition of the property in photo reports and the income arrives in your account.
